Chris,
Thanks for the note. The data shown is average appreciation for the 12 months beginning 1/1/2005 for the entire county. Depending on your location and property type, your assessed value "appreciation" may be different.
The MLS year end reports can be found at http://www.mris.com/reports/stats/. Look for year end reports, select Loudoun Count and 2005. These are for the entire county, all residential property types. Their numbers are slightly different because they compare December to December
To appeal your tax assessment you will need to have comparables that sold in 2005 in your neighborhood or subdivision. The general public does not have access to this information.
Thank you for providing such useful data in such a wonderful format. I can see the monthly appreciation in Loudoun county on the graph but is there a link you could provide to an official MLS or Loudoun site showing this data? I need to dispute my property assessment and would like to cite these numbers. Thanks.
Jim,
Thanks for the comment.
The only data I get from the MLS are tables posted monthly on the local associations website. I have to manually extract the data, build my own data base and then feed the chart software. Very time consuming. I also do all the calculations for displaying various trends. An example of the table I am referring to is displayed on the entry entitled "Loudoun Market Update 12/1/2005" under the Market Updates Directory. I just wish I had full access to the MLS data base. I could do so much more!
Regards
Merv
Awesome. I wish that our MLS offered something similar to this.
