The official December, 2005 results for Loudoun County should be released in the next 24 to 48 hours. Based on our preliminary analysis there appears to be a significant increase in December units sold. Subsequent analysis shows that for the last three years a significant increase in new construction settlements occur in December. We created yet another chart showing these trends at New Construction Sales Trends (also available as a link in the sidebar). This chart shows the number of monthly units sold and the average monthly sales price. Also of note, The average sales price increased 80% over the three year period to a whopping $800,000. Where is the affordable housing in the county? Certainly not in new construction. Even new town homes are approaching a half million dollars!
