Price Trends Added to Daily Market Watch

Price trends are now available on the Daily Market Watch charts for Loudoun and Fairfax counties. The charts show trends of Original List Price and Sold price. I didn't go back in time to collect daily samples. I did take a sample on Aug, 1, Aug 15, Sept 1 and Sept 15. Alby, about Buyer Intensity: The monthly calculation found in Market Conditions is from official reports produced by MRIS and includes new construction. My Daily Market Watch converted to resale only and the Buyer Intensity is computed daily...without new construction. See the tables on Market Watch Changes
Before removing New Construct we were at -0.82, now we are hovering around -0.80...not changed much.

Jennifer, Here are some links into the blog that may answer the question. New construction is having a worse bubble moment and dropping prices/giving incentives like crazy to move their inventory. Van Metre is the builder doing the give-away thing (or at least one of them). Interesting that the Inman News Blog asked: If business is so good, why are you giving it away?
Well, heading into October, we likely won't see many new listings. But sales will slacken off, too. We put a house on the market in December 2004 and saw no action until March 2005.
When will the Buyer Intensity Data be updated? I might be mistaken, but with the New Home Builder data removed and the steady decline in the available listings, it would appear the needle is swinging back towards a 50/50 market. Although still deep in Buyer Market territory. But still, much better than a few months ago.
Merv - So if prices are dropping in the re-sale market for Loudoun what is new construction doing ? I hear in one builder is giving away a townhome.

And one sales manager told me that spec houses in Brambleton built by Centex are just sitting there with no buyers in sight.
Are people buying new contruction in Loudoun ? I read this article that states more than 20,000 homes are coming on the market in the next few months..Who are going to buy these ?
